Expert Guide to Spring Plumbing Maintenance

  • Check for plumbing leaks

Look at all your faucets and toilets for any leaks. Confirm there is no water dripping out of or around the connections when you shut off your faucets. If there is, replacing the fixtures or repairing the leak could help boost the faucet’s operation and may even lower your water bill.

Once you’ve checked the faucets, examine any exposed pipes for evidence of leaks. You can usually see visible pipes in the basement and under sinks. Extreme weather can cause pipes to freeze and sometimes crack so spring is the ideal time to make sure the winter weather didn’t cause any damage that would result in plumbing problems.

  •       Give your drains some much needed care
Examine your toilet for any leaks or cracks in both the bowl and tank. If it appears to be in good condition, go ahead and add about six drops of food color into the tank. Wait half an hour and then look at the bowl. If the bowl water is uncolored, you’re in the clear. If the dye appears in the bowl, you possibly have a leak and will want to call a plumbing expert.
  •       Don’t forget your water heater maintenance
If something foul seems to be drifting up through any of the drains in your home, it could be evidence that plumbing maintenance is necessary. A properly operating drain shouldn’t release odors into the air. Verify there are strains inserted in all your drains to stop hair and other waste from spoiling in the pipes and clogging them up. After you’ve treated with a common drain cleaner, pour eight pints of water into drains that are not used often. This will fill the trap and help to prevent odors from seeping in and smelling up your home.

Your water heater takes good care of you so ensure you’re returning the love. Keep in mind that newer water heaters are going to be more energy efficient, so if yours is over 15 years old, it could be time to invest in a new one to help make sure you don’t have that unexpected burst of cold water for several days. Regardless if you plan on replacing your water heater, there are a few things you can do to help keep it functioning properly.

Make sure the temperature setting on the equipment is not set higher than 120°F. This will help reduce your energy use (and help decrease your bills) while also avoiding scalding. For safety sake, you will want to relocate any objects from around the water heater.
