Expert Guide to Spring Plumbing Maintenance

    • Inspect for leaks

    Check both your faucets and toilets for any leaks. Confirm there is no water dripping out of or around the connections when you shut off your faucets. If there is, replacing the fixtures or repairing the leak could help boost the faucet’s operation and may even lower your water bill.

    In addition to faucets, examine any exposed pipes for evidence of leaks. You can usually see visible pipes below sinks and down in the basement. Extreme weather can cause pipes to freeze and sometimes crack so spring is the ideal time to make sure the winter weather didn’t cause any damage that would result in plumbing problems.

    •       Give your drains some long overdue care
    Examine your toilet for any leaks or cracks in both the bowl and tank. If it looks like it’s in good shape, go ahead and put about six drops of food color into the tank. Wait half an hour and then check the bowl. If the bowl water is clear, you’re good to go. If the dye appears in the bowl, you possibly have a leak and will want to call a plumbing expert.
    •       Don’t forget your water heater maintenance
    If an unpleasant odor seems to be drifting up through any of the drains in your home, it could be evidence that plumbing maintenance is necessary. A properly operating drain shouldn’t release odors into the air. Verify there are strains inserted in all your drains to stop hair and other waste from spoiling in the pipes and causing them to clog. After you’ve treated with a common drain cleaner, pour eight pints of water down drains that are not used often. This will fill the trap and help to prevent odors from seeping in and smelling up your home.

    Your water heater takes good care of you so ensure you’re returning the love. Keep in mind that newer water heaters have a higher efficiency, so if yours is over 15 years old, it may be about time to start looking into a new one in order to ensure you don’t have that sudden burst of cold water for a week. Whether or not you plan on replacing your water heater, there are a few things you can do to help keep it functioning properly.

    Make sure the temperature setting on the equipment is not set higher than 120°F. This will help reduce your energy use (and help decrease your bills) while also avoiding scalding. For safety sake, you will want to remove any objects from around the water heater.
